Tenants will be expected to sign a 6 month shorthold lease agreement. A copy can be downloaded here (14kB Word document). At the end of the 6 month period, the rental agreement may be extended for further 6 month periods assuming the property is being kept in good order.
The property is in Tynedale Council Tax Band A. Tenants will be responsible for paying the tax due. The charge for 2004/05 was £895 per year.
Other services that will have to be paid for include gas, electricity, telephone (if required) and water.
The tenant also agrees to:
(a) Keep the property in a good state of decorative condition internally and
at least up to the standard pertaining when he took possession.
(b) Keep the drains free from obstruction.
(c) Replace all broken glass in the windows.
(d) Keep all electrical and other apparatus in good working order.
(e) Keep the items belonging to the landlord in their present state of repair
and condition (wear and tear due to reasonable and normal use excepted) and
to replace with similar articles of at least equal value (or if the landlord
requires pay to the landlord the value of) all such items as may be destroyed
or so damaged as to be incapable of being restored to their former condition.
(f) Permit the landlord or his agents by appointment in the daytime to enter
upon the property and to examine the condition thereof and the items on the
inventory.
(g) Deliver up the property and the items on the inventory at the end of the
tenancy clean tidy and in accordance with the foregoing stipulations.
The tenant agrees not to:
(a) Interfere with or make any alteration to the structure of the property.
(b) Remove without replacing before the end of the tenancy any item in the
property belonging to the landlord.
(c) Deface the property or permit or suffer it to be defaced internally or
externally.
(d) Be guilty or suffer or permit any person residing with him or any guest
or visitor to be guilty of conduct which is a nuisance or annoyance to adjoining
occupiers and in particular not to permit the playing of any musical instrument
television radio loudspeaker or similar
(i) between the hours of 11 pm and 8 am so as to be audible outside
the premises or
(ii) at any time so as to cause nuisance or annoyance to other
tenants or occupiers of the building.
(e) Keep any animal on the property without the permission of the landlord.
(f) Carry on any trade or business upon the property.
(g) Assign the benefit of this agreement or sub-let any part of the property
or take in lodgers or paying guests (but to keep the property in the occupation
of the tenant and the members of the tenant's family as a single private residence).
If at any time any part of the rent
shall be in arrears for fifteen days (whether formally demanded or not) or
if any of the stipulations on the tenant's part
shall not be performed or observed, the landlord may re-enter upon the property
and resume possession of the property and thereupon the tenancy shall cease.
